We are in process of selling our house, had our appraisal last week. Several things I don't agree on:1) Shady appraiser requested to our agent to leave $100 in packet for him...of course we didn't do that.
2) When appraisal came back he listed our property sqft as 2500 vs the true size 5400, which inner city Houston that makes a huge difference.The appraisal came back at $17,500 LESS then what we had agreed to with the seller.Other issues, the seller is relocating with his company and he wants to use their lender to get the incentives so he cannot swap lenders and the lender will not agree to a 2nd appraisal. The appraiser did adjust the property sqft on the appraisal BUT DID NOT adjust the appraisal amount.So we're still out the $17,500. Is there anything we can do? I feel "stuck" as being the seller and the buyer is now in control of us dropping the price that much, due to the buyer not having the cash to cover the difference. We have already found our next home and depending on our current house selling is when we can close on our new home, so we're kind of stuck as well. ANY ADVICE?I want to report this appraiser to the TX Board of Appraisers but not sure that will do much...this guy obviously doesn't need to be appraising homes especially when both seller and buyers agent gave him brochures of property listing all the specs. 3,000 spft is a HUGE difference in a sales price. That's 1 main reason our home is selling so quickly because all other homes in the area are on properties less than 2000 sqft.
