Thanks in advance. We are currently interested in buying a house from a couple during divorce. The house has been on the market for almost a year, the asking price is about $295K, but it's worth $10K more than that based on market analysis. I would guess that we can talk at least another $10-$15K off of the price, making it a pretty good deal. The seller's agent said that if we made an offer that they accept, it is subject to "court approval" and has no idea how long that would take. The couple does have kids, which is probably why things dragged on for so long.
Anyone bought divorce property before? We would really appreciate any advice on how to approach this deal and what are the pitfalls to watch out for. Thank you.
